First-time buyer loan types in Virginia

  • FHA: 3.5% down, 580+ FICO published (620+ practical lender overlay). Pairs with Virginia Housing programs.
  • Conventional 97: 3% down, 620+ FICO. Pairs with Virginia Housing conventional path.
  • VA: Zero down for eligible veterans. Virginia has one of the largest veteran populations — Norfolk, Hampton Roads, Pentagon area, Quantico, Fort Belvoir, Langley.

  • Virginia Housing DPA Grant: True grant whose amount varies by current Virginia Housing guideline (recently around 2–2.5% of the purchase price) — never repaid, no lien recorded.   • Virginia Housing Plus Second Mortgage: A second loan of 3–5% of the purchase price, repaid monthly alongside the first mortgage; 680+ scores may add 1.5% toward closing costs. Pairs with first mortgage.

Note: Virginia Housing's MCC was suspended in May 2023 and no longer issues new certificates — the stacking exception today is the Closing Cost Assistance Grant, which can combine with non-Virginia-Housing grants.

Virginia-specific considerations

  • Northern Virginia housing market: Pentagon area, Tysons, Reston, Arlington face the highest purchase prices in Virginia — often exceeding standard DPA program purchase-price caps. Plan accordingly.
  • Federal employee programs: Federal employees may have additional employer-sponsored programs available; talk to your HR.

Only loans above $1,249,125 in the DC-metro counties (Arlington, Fairfax, Loudoun, Prince William, Alexandria, and neighbors) are jumbo in 2026 — a common surprise, since a $1M+ purchase in Fairfax can still be a conforming loan. In most of the rest of Virginia the limit is $832,750. It's the loan amount after your down payment that decides.

Do you need an attorney to close on a house in Virginia?

No — Virginia's settlement agent law (RESA) allows licensed non-attorney settlement agents and title companies to conduct closings, and the law gives you, the buyer, the right to choose your settlement agent.
